Vertical buildings make compartmentation critical.
Mumbai builds tall because it has no choice, and height changes the physics of a fire. In a supertall residential or commercial tower, the service shaft is a continuous vertical channel running the full height of the building. If floor-slab penetrations inside that shaft are not sealed with a tested system, the shaft behaves as a chimney — smoke and hot gases reach occupants forty floors above the fire long before flame does. Smoke, not flame, is what makes high-rise evacuation fail.
This is why passive fire protection carries disproportionate weight in MMR projects, and why consultants and authorities scrutinise the penetration register on Mumbai high-rises far more closely than on low-rise developments elsewhere. Compartmentation is the system that buys time for phased evacuation — and unlike sprinklers or detection, it is entirely passive, requiring no power, no water and no human action to work.

Can you work in a live airport terminal or operating plant?
Yes. Mumbai International Airport and Goa Airport were executed under active operations and aviation inspection regimes, and Reliance Patalganga and Nagothane inside operating petrochemical facilities. Our crews are briefed on permit-to-work, hot-work clearance, gas testing and site induction before mobilising.
Our tower is already complete and occupied. Is it too late?
No, and this is the majority of our work. Remediation on a completed building is entirely feasible — we phase it riser by riser and floor by floor. The audit stage matters more here, because it tells you which openings genuinely need intervention rather than remediating everything.
Our MEP contractor says firestopping is included in their scope. Should we still audit?
We would recommend it. Firestopping is frequently a line item inside a larger MEP package, executed by crews whose primary trade is something else, and closed out without a penetration register. An independent audit either confirms the work is sound or identifies the gap while the contractor is still contractually available.
Do you provide documentation for insurance and consultant sign-off?
Yes. Every project closes with a penetration register keyed to location, the tested system reference for each opening, product datasheets, photographic evidence and an installation certificate.
