A firestop audit tells you exactly which service penetrations in your building are non-compliant, why, and what it will cost to fix — before you buy a single cartridge of sealant. It is the cheapest stage of passive fire protection and the one that determines whether every rupee after it is spent well.
A penetration-by-penetration survey of your building.
A firestop audit is a physical survey of every point where a service crosses a fire-rated wall, floor or shaft — every cable tray, conduit, pipe, duct, busbar and structural joint. For each one we record the location, the substrate and its rating, the opening dimensions, the penetrant type and size, and the current condition of the seal, if any exists.
That record becomes a gap analysis: a document that separates openings which are correctly sealed to a tested system, openings which are sealed but not to any tested system, and openings which are simply open. Only the second and third categories cost money to remediate — and on most buildings they are a fraction of the total. Buildings that skip the audit and remediate everything routinely spend three to five times what they needed to.

The five failures we see everywhere.
Across fifty-plus turnkey projects, the same defects recur regardless of building class or budget.
- Expanding PU foam in rated openings. Combustible, no fire rating, and the single most common finding. Fast and cheap at the services stage, worthless in a fire.
- Generic sealant instead of a tested system. A firestop rating belongs to a tested combination of substrate, opening, penetrant and product — not to a product in isolation. The right sealant in the wrong configuration is untested.
- Post-handover cabling with no reinstatement. IT and security teams pull new cable through sealed openings for years after handover. Almost nobody reseals.
- Head-of-wall joints left open above ceiling. Out of sight, structurally necessary as a movement joint, and routinely unsealed. A rated wall with an open top is not a rated wall.
- No penetration register. Work may have been done correctly and still be unprovable. Without traceable records, you cannot demonstrate compliance to a fire officer or an insurer.

The audit is a standalone deliverable. You are free to use it to tender the remediation to anyone — including our competitors.

Before you commission an audit.
Are we obliged to give you the remediation work?
No. The audit is priced and delivered as a standalone engagement. The register and gap analysis are yours, and several clients have tendered the remediation competitively using our document as the tender basis. We are comfortable with that — it is a reasonable test of whether our pricing is fair.
How long does an audit take?
For a typical mid-size commercial building, survey work runs two to five days on site with the report following within a week or two. Large industrial campuses and multi-tower developments are phased. We give you a firm duration with the fee quote.
Will the audit disrupt building operations?
Minimally. Survey work is visual and dimensional — no drilling, no hot work, no service interruption. We do need access above ceilings and into riser shafts, which we coordinate with your facilities team.
Can you audit work another contractor installed?
Yes, and this is a common request — particularly where firestopping sat inside a larger MEP package and closed out without a register. We report what we find factually, whether that vindicates the previous contractor or not.
Do you audit buildings still under construction?
Yes, and this is the ideal time. Auditing during the services stage, before ceilings and shaft cladding close up, costs a fraction of auditing the same building after handover — and lets you correct the contractor while they are still on site.
