Firestopping, Explained

Plain answers to the questions builders, consultants and facility heads ask us about passive fire protection.

What is passive fire protection and firestopping?

Passive fire protection contains a fire at its point of origin instead of extinguishing it. Buildings are divided into fire compartments by rated walls and floors; firestopping seals every opening in those barriers — cable trays, pipes, ducts, joints — with tested materials so fire and smoke cannot spread through them. It works 24/7 with no power, no trigger and no human action.

Which openings in a building need firestopping?

Every penetration through a fire-rated wall or floor: electrical cable bundles and trays, metal and plastic pipes, HVAC ducts, busducts, expansion joints, curtain-wall perimeter gaps, and blank openings left for future services. In a typical commercial building there are hundreds of such penetrations — each one is a potential fire and smoke path if unsealed.

What do fire ratings like 'EI 120' or '2-hour rated' mean?

The rating states how long a barrier resists fire in a standard test. 'E' is integrity (blocks flame and hot gases), 'I' is insulation (limits temperature rise on the safe side). EI 120 = both maintained for 120 minutes. Firestop systems are tested to standards such as ASTM E814/UL 1479 and EN 1366-3/4, and the installed seal must match the rating of the wall or floor it penetrates.

What is a 'tested and classified' firestop system?

A firestop is not just a product — it is a tested combination: the barrier type, the penetrating service, the annular gap, and the 3M product installed exactly per the classified system detail (UL or EN listed). We match every site condition to a specific tested system and install to that detail — this is what makes the installation certifiable and defensible in audit.

What is Form B in Maharashtra and who must submit it?

Under the Maharashtra Fire Prevention and Life Safety Measures Act, building owners/occupiers must submit Form B twice a year (January and July) certifying that fire protection systems are maintained in good working order, through a licensed agency. Maintained passive fire barriers and current firestop audit records form part of that evidence. We support clients with the audit and documentation behind it.

How often should firestopping be audited?

Annually, as best practice — and after any significant services work. New cables, pipes and IT infrastructure added during the year routinely breach existing seals. An annual re-audit identifies and reseals these breaches, keeps your penetration register current, and supports Form B, fire-NOC and insurance requirements.

Which 3M products do you install?

The complete 3M Passive Fire Protection range: fire barrier sealants (CP 25WB+, IC 15WB+, 3000WT, Silicone 2000+), FireDam Spray 200 for joints, fire barrier mortar, composite sheets (CS-195+), pillows, moldable putty pads, wrap strips, plastic pipe collars and cast-in devices, duct and plenum wraps. What documentation do we receive after installation?

A complete handover dossier: penetration register with unique labels on every seal, tested system details referenced per penetration, photo documentation, material traceability, and installation certificates. This is documentation that stands up to scrutiny from fire consultants, auditors and insurers.
